Greenwood King Properties has garnered a reputation for strategizing and executing some of the most effective marketing communications campaigns that drive sales while providing the most insightful Houston real estate market information - whether it is printed, via the Internet or provided by a top industry guest speaker. The Houston Home Registry and Houston Market Report are just a couple of the publications that have been staples of the leading privately-owned firm's repertoire over the years. On the paperless frontier, buyers and sellers from all over the world have found GreenwoodKing.com to be an invaluable tool when looking for a home in Houston; information regarding neighborhoods, school districts and property value (not to mention virtual tours of our listings and online versions of many GK publications) is all accessible with the click of a mouse.

Reporting on the Market

Every 30 days, Greenwood King Properties provides sellers with a market report that details showings, input from prospective buyers and accompanying agents, open houses and advertising for the prior month.

Your listing agent will also offer a summary of market trends, along with a list of comparable properties on the market, sale pendings or solds during your listing period.

• 102 Willowend listed at $989,000 903

•210 Fleetway listed at $865,000
•3 Mott Lane listed at $919,000

•10922 Timberglen listed at $949,000

There have been two closed sales in the last two months:
•822 Flint Drive closed at $835,000
•15 Sandalwood closed at $895,000

Recommendations: Activity and response to your home have been very good. Average market time for a home in your neighborhood is 90 days. A few comments on lack of closet space indicate a need to clean out and throw away a bit more in children's rooms. Lack of reshows and an offer after the 60 days your home has been on the market, coupled with the most recent sales, indicate your home needs to go right under $500,000 in order to procure an offer.

The Purpose of Feedback

We call each agent who shows your house:
• To determine the impression your house made on the buyer and the agent, thus enabling us to act on suggestions and better market your home,

• To answer any questions or concerns the buyer expressed, thus maximizing opportunities for reconsideration and reshowing, and

• To jog the agent's memory about the house and prime the agent for a second showing.

Agents generally are not able to provide a full critique of your house. They may show many homes or work with several buyers in any one day; the odds are they won't remember every detail of every home. If an agent doesn't call us back, it could indicate the buyer is not interested.
