Getting Your Home Ready for the Market

A home that shines among similarly priced houses is the one that sells.

Before you list your home on the market, you should know that once you are listed with MLS you are "on stage." You will do things you would not ordinarily do, live life in a way you wouldn't ordinarily live. Establish a routine and seldom vary from it; make the beds every morning, pick up and put away items every day - or when there are repeat showings, every hour - if necessary.

Price and condition of a home are the two most important factors in selling your home.

The following suggestions for preparing your home to sell are worth special attention:

Indoors
• Clean walls and if necessary paint walls with neutral colors
• Clean windows inside and out
• Test all light fixtures and put in new bulbs
• Completely repair any plumbing issues
• Provide a pleasant scent in the house; remove any odors
• Make sure that sinks and tubs are stain-free; faucets in good repair
• Replace or repair caulking in tubs and showers
• Remove all clutter from closets, attic, basement, garage and other storage areas
• Ask your Greenwood King agent what furnishings should be "edited" from rooms to give your home a more spacious look

And The Great Outdoors
• Mow, water and edge lawn carefully
• Trim trees, weed and cultivate flower beds
• Rid driveways and walkways of grass clippings
• Paint or clean exterior of house, especially the front door
• Test locks on all doors
• Replace old, tarnished street numbers
• Have an expert check condition of roof
• Repair screens and screen doors
• Make sure all exterior lighting is in working condition
• Remove all clutter in driveway

When your home is to be shown, we will always attempt to make an appointment with you, giving you as much advance notice as possible. To help make the best impression during showings, we suggest you:

• Open draperies and curtains
• Turn on enough lights to brighten every corner, day and night
• Remove dirty dishes
• Make beds
• Dust and vacuum; clear clutter
• Clean kitchens and baths so they sparkle; clear counter-tops of clutter
• Turn off TVs and radios (noise is distracting, although soft background music is acceptable)
• Keep pets out of the house (even the friendliest pets become anxious when strangers appear)
• Put away (or remove completely) valuables such as jewelry and cash

Most Importantly

Avoid conversing with prospective buyers during showings. Let your Greenwood King agent who is showing your home answer any questions the prospective buyers may have. It is best for you to leave while the house is being shown. Complete the Seller's Disclosure Statement accurately and fully, and update it as needed to correctly reflect the condition of your home.

If a prospective buyer comes by unexpectedly without a broker, get their name and phone number. FOR YOUR OWN PROTECTION, DO NOT SHOW THE HOME. Have unescorted buyers call your Greenwood King agent for an appointment.
